ElevatorIQ — Elevator Document Reviews and Portfolio Oversight
Get an ElevatorIQ Decision Review before approving an elevator document. ElevatorIQ helps property managers, facility directors, and building owners review elevator maintenance contracts, repair proposals, modernization bids, monthly invoices, service quotes, change orders, vendor recommendations, and competing bid packages before approving spend. A free preview is available before the $99 full review.
What you can upload
- Elevator maintenance contracts and renewals
- Repair proposals and work-order quotes
- Modernization or new-construction bids
- Elevator invoices and contract-vs-invoice disputes
- Service quotes, change orders, and vendor recommendations
- Two to four competing bids for side-by-side comparison
What ElevatorIQ looks for
ElevatorIQ surfaces scope gaps, billing anomalies, risky exclusions, auto-renewal traps, missing assumptions, vendor-favorable terms, and negotiation leverage. Reports are written in plain English so non-engineers can understand the risk and decide what to ask next.

- Upload any elevator document for a free preview.
- ElevatorIQ identifies the document lane and approval posture.

Trust and privacy
Your documents stay confidential. Over time, ElevatorIQ uses anonymized patterns from completed reviews to improve benchmarking and spot common pricing, scope, and contract risks. ElevatorIQ is vendor-neutral and has no elevator contractor affiliation. It does not sell elevator maintenance, repair, modernization, inspections, or contractor referrals.
Pricing
ElevatorIQ starts with a Free Preview, then the ElevatorIQ Decision Review for one full standalone document review across maintenance contracts, repair proposals, modernization bids, monthly invoices, service quotes, change orders, vendor recommendations, or bid comparisons. Portfolio Watch starts at $299/month for up to 12 covered elevators, includes 10 included document reviews per month, and provides ongoing contract memory, invoice and quote review, renewal tracking, Needs Attention alerts, and monthly Portfolio Briefs. Additional document reviews are $49 each.
Sample report
The live site includes sample report excerpts and a downloadable sample PDF for maintenance contract review, invoice audit, and bid comparison so visitors can see the type of findings, risk explanations, and recommendations before uploading.
Why not just use ChatGPT?
A general LLM can summarize a document, but ElevatorIQ is built around elevator-specific risk patterns, structured severity labels, bid and invoice review workflows, negotiation questions, and a PDF report designed for property and facilities decisions. Smarter benchmarks over time — based on anonymized review patterns, not shared customer documents.
Does ElevatorIQ use my data to benchmark?
ElevatorIQ may use anonymized, non-identifying patterns from completed reviews to improve benchmarks and risk detection. Your uploaded documents are used to generate your review, and any learning used for benchmarking is stripped of identifying details. We do not share your uploaded documents with elevator vendors, and we do not expose customer names, buildings, vendors, or contract details in public benchmarks.
Built by elevator industry operators
ElevatorIQ was built by people who understand maintenance contracts, modernization proposals, service invoices, exclusions, callbacks, and renewal traps. ElevatorIQ does not sell elevator service, repairs, inspections, modernization work, or contractor referrals.
Not legal advice
ElevatorIQ is not a law firm and does not provide legal advice. It identifies commercial, pricing, scope, and operational risks so property managers and owners can ask better questions before signing, renewing, disputing, or approving payment.
